  • Who is the tenant?
    Ascott is your tenant. We act as the ultimate guarantor for the landlord and to our occupant. Ascott will manage the property, treating as our own.
  • How do I qualify for guaranteed rent?
    Your property must have white goods (oven, hob, fridge/freezer & washing machine). These must be maintained by the landlord. The property must have heating and hot water, which if there’s a fault must be rectified within 24 hrs during the winter months. A property is not habitable without heating or hot water for a prolonged period greater than 48 hrs in the winter months.
  • Who is Ascott?
    We secure long term accommodation contracts to be able to offer guaranteed rent for landlords. As an essential service provider during COVID we did not take any rental payment holidays. We pay 100% of the rent 100% of the time on time. Ascott is the only Agent in town that provides guaranteed rent for landlords and this exceptional service. Other Agents, which if successful, will only pay the landlord the rent they collect. Less their management fees.
  • Who organises repairs and maintenance work?
    Ascott will take full responsibility liaising with the tenant and coordinating any necessary works approved by the landlord. We have an in-house maintenance team and extensive network of trusted professional vetted tradesmen and contractors who are regularly used to complete repairs or vital maintenance work when needed.
  • What is fair wear & tear?
    Fair wear and tear apply at the end of the tenancy. The principle of fair wear and tear is applied to the condition of the property. Legally, a Landlord should not be either financially or materially in a better or in a worse position than they were in at the commencement of the tenancy or than they would have been at the end of the tenancy having allowed for fair wear and tear. The landlord is not normally entitled to charge the tenant the full cost for having any part of their property, fixtures or fittings put back to the condition it was at the start of the tenancy, this would betterment.
